Capital Needs Study

Wessling Architects identifies building components (roofs, exterior walls, windows, doors, mechanical and electrical equipment, elevators) for capital planning. We evaluate a building's life expectancy and cost, and offer capital projections in comparison with replacement reserve funds.

To maximize the efficiency of your facilities, we provide reviews of the physical facility along with the occupants, mechanical, electrical, plumbing and fire protection equipment. We then show the constraints and flexibility of the building, and address the future needs of each department.

Master Planning

As a member of the Building Owners and Managers Association (BOMA), we compile data for the usable and rentable areas of buildings, and develop the multiplier to calculate rentable space (including a fair way to share common areas). Once complete, BOMA charts are valuable for many years.

BOMA Calculations

We evaluate the conditions of a facility for buyers and sellers of buildings, and prepare snapshots of what is visible to a trained professional's eye, including an Americans with Disabilities Act (ADA) and building code review. A final report includes both photographs and a budget estimate for repairs.

Due Diligence Study

Wessling Architects not only reviews other architectural construction documents, but the building exterior walls, roof water, and weather resistant details as well, to confirm the proper design has been provided to the contractor. We also develop cost effective correction plans as needed.
